Buying your first home can feel challenging, especially when you are trying to save for a down payment and closing costs at the same time. Fortunately, first-time homebuyer programs may help eligible buyers reduce some of the upfront financial barriers to homeownership.

For Florida buyers, assistance can come from state and local housing programs as well as mortgage options with low or no down payment requirements. Here are some of the programs worth exploring.

Florida Housing Homebuyer Loan Programs

Florida Housing Finance Corporation offers 30-year fixed-rate first mortgages to eligible first-time homebuyers through participating lenders. Buyers must meet program requirements, which currently include a minimum 640 credit score, income and purchase price limits, and approved homebuyer education.

For this program, a first-time homebuyer generally means someone who has not owned and occupied a primary residence during the previous three years. Certain exceptions may apply.

Down Payment and Closing Cost Assistance

Down payment assistance can help eligible buyers cover part of the upfront cost of purchasing a home. Depending on the program, assistance may be structured as a grant, deferred loan, forgivable loan, or repayable second mortgage.

Florida Housing currently offers Florida Assist with up to $10,000 in assistance for eligible borrowers using qualifying FHA, VA, USDA, or conventional financing. Florida Assist is a 0% deferred second mortgage and is not forgivable. Repayment becomes due after certain events, such as selling, refinancing, paying off the first mortgage, transferring the property, or no longer occupying it.

Local Florida SHIP Programs

Your city or county may also offer homebuyer assistance through Florida's State Housing Initiatives Partnership, commonly called SHIP. Local programs can provide down payment and closing cost assistance to eligible households.

Availability and requirements vary by community, and funding may be limited. Check the current program offered by the city or county where you plan to purchase rather than assuming the same assistance is available throughout Florida.

Low and No Down Payment Mortgage Options

First-time buyers should also explore mortgage programs that reduce the amount needed for a down payment. Eligible conventional borrowers may have options starting at 3% down, while FHA financing can allow a 3.5% minimum required investment for qualifying borrowers with a credit score of at least 580. Lenders may have additional requirements.

Eligible Veterans, service members, and certain surviving spouses may qualify for a VA-backed mortgage with no down payment when program requirements are met. USDA guaranteed loans can also provide 100% financing to eligible borrowers purchasing qualifying primary residences in designated rural areas, subject to household income and other requirements.

How to Prepare for a First-Time Homebuyer Program

Start by reviewing your credit, income, monthly debts, and available savings. Then speak with a mortgage professional about which mortgage and assistance programs may fit your circumstances.

Be prepared to provide financial documentation and complete homebuyer education when required. Also remember that a down payment is only one upfront expense. Closing costs vary based on the property, mortgage, lender, and location, so plan for the total cash needed to close.
